We only make a small number of acquisitions annually and are highly selective based on our own philosophy and client requirements. In all cases we will coinvest through the structure of the acquisition.

Low Petergate, York

Three unit retail scheme characterised by short occupational leases, high initial yield and 'forced' seller. Our business plan was based on active management of the tenant base to increase the average lease term and increase rental levels. Two tenants renewed at higher rents and one tenant vacated and we subsequently relet at a new rental high for the street. Sold to a special purchaser.

A short leasehold investment (37 years remaining) which we purchased as part of a portfolio. Short term income expired after 3 years but due to the very high purchase yield (48% pa) we had recovered our original capital.

An office investment made up of three individual buildings currently valued off a higher than average yield reflecting a small element of void. We are approximataly halfway through the business plan and have so far sold off one office section with the remainder being kept for income growth and high yield on equity.

Granby Industrial Estate, Weymouth, Dorset

The property comprised three interlinked office/industrial /research buildings constructed in the 1980’s. The building was let to a national defence contractor with only 2 years left to a break which we expected then to operate. As a result of the short unexpired lease term and the fact that we were buying a short leasehold interest with only 15 years remaining we acquired the investment at an initial yield of 27% per annum. We held the investment until the expiry of our leasehold interest at which point it reverted to the freeholder. Over the period of our ownership (15 years) we achieved a return on our investor capital of 104% pa.

Multilet courtyard office scheme close to the centre of Brighton. Freehold investment purchased with the aim of breaking up and selling to either owner occupiers on private investors as there was a demonstrable pricing difference which would enable a significant profit. In the event, we sold the unbroken scheme to an institution at close to our break up value.

Multi let small unit industrial scheme let on very low rents which we believed we could increase leading to higher capital value. Our due diligence indicated that the existing tenants traded well and were prepared to sign longer term leases which improved our income security. We sold to reinvest in a larger asset.
